VGP is building the future today through innovation and sustainability

VGP, a European provider of logistics and semi-industrial real estate, continues to strengthen its position in the Romanian market through a series of innovative and sustainable projects tailored to clients’ needs and the demands of the modern economy. The company’s recent investments reflect a strategic vision centered on sustainability, technological innovation, and local collaborations.

Major projects in development and completion

The total leasable area of VGP in Romania is 462,209 m², showcasing the scale and success of its developed projects. Among VGP’s notable achievements in 2024 is the construction of a new manufacturing facility for VAT Romania within VGP Park Arad, a strategically located logistics hub near the A1 highway. The new facility, spanning over 21,000 m², will include production spaces, offices, and an employee cafeteria, designed to BREEAM Excellent sustainability standards.

At VGP Park Brașov, Miele has leased a 2,000 m² production hall for assembling motors and pumps for household appliances, underlining the park’s appeal for high-value industrial activities. Additionally, Inter Cars, now ILS Balkan, operates the largest building in VGP Romania’s portfolio – a space exceeding 53,000 m²—for automotive parts distribution. In VGP Park Bucharest North, DHL Express has leased a 4,109 m² area for a new logistics center.

Another significant project is VGP Park Timișoara, where Continental Tires has leased a 20,000 m² warehouse, and Rondocarton recently acquired a 4,580 m² space for storage activities.

To date, VGP has completed 18 buildings in its Romanian logistics parks, reinforcing its local market presence. Furthermore, the company has six construction projects underway, which will significantly expand its portfolio of logistics and industrial spaces.

Driving sustainability through green solutions

A distinctive aspect of VGP is its commitment to sustainability. Across all its projects in Romania, the company implements high standards of energy efficiency and eco-friendly technologies. For example, the new buildings in VGP Park Bucharest North and VGP Park Timișoara use heat pumps for heating, eliminating the use of gas entirely. Additionally, the roofs of all buildings are designed to support the installation of photovoltaic panels, contributing to green energy production. All new VGP buildings are designed to meet or exceed BREEAM Excellent standards, providing clients with efficient and sustainable solutions.

These initiatives reflect a long-term vision of integrating sustainability into logistics operations. Through strategically located sites, VGP facilitates easy access to major transportation hubs, such as airports and highways, ensuring efficient and environmentally friendly logistics solutions for clients.

The role of AI and buildings of the future

In the future, energy efficiency requirements are becoming increasingly stringent, and artificial intelligence (AI) usage is rising, generating vast amounts of data. AI will play an increasingly important role in the energy sector, with key applications in electricity trading, smart grids, and the integration of electricity, heat, and transport sectors. It is essential to develop sustainable solutions to meet this demand.

A strong partnership with local communities

In a European context marked by a shortage of available land, VGP focuses on revitalizing existing industrial zones. Projects developed in partnership with local authorities, such as transforming brownfield sites into modern commercial properties, exemplify the company’s sustainable approach.

VGP also emphasizes the importance of strong relationships with authorities. The company aims to cultivate long-term relationships. This approach is particularly crucial in Europe, where land replacement is not always feasible. The group’s mission involves revitalizing existing sites, adapting them to modern requirements, and creating work environments employees can be proud of.

Trends in Romania’s logistics market

Compared to other markets in Central and Eastern Europe, Romania continues to show significant potential for logistics space development. Regions such as Arad, Bucharest, Brașov, and Timișoara remain among the most attractive for investments due to well-developed infrastructure and high demand. The logistics and industrial market increasingly focus on sustainability, automation, and efficiency, with growing demand for green, smart technology, and compact buildings. Revitalizing existing industrial sites and strategic locations near transportation hubs remain priorities, alongside flexible solutions for rapid adaptation to client needs. The rise of e-commerce, digitization of logistics processes, and integration of infrastructure for electromobility are shaping key trends in this industry.

Outlook for 2025

VGP aims to complete several projects in Romania by 2025, including expanding capacities in parks in Bucharest, Brașov, Sibiu, and Arad.

Looking ahead, VGP continues to invest in innovative technologies to reduce the carbon footprint of its parks, such as photovoltaic systems, heat pumps, and energy storage solutions. These initiatives are essential for clients seeking sustainable solutions and for strengthening the company’s position in the logistics market.

Through its remarkable projects, strategic investments, and commitment to sustainability, VGP has built a strong reputation in Romania. In addition to delivering premium logistics spaces, the company actively contributes to the transformation of Romania’s logistics and industrial market, contributing to economic growth and the sustainable development of local communities.
